SOUTH ELM REDEVELOPMENT Greensboro, NC

As a member of the development team, South Elm Development Group (SEDG), Seth Harry & Associates produced the master plan and design concept submitted for the RFP process, which was subsequently awarded to SEDG. The project's goal is to act as a catalyst and model for redevelopment in the downtown area, which has seen little development in the last few decades.

Located at the southern end of Greensboro's main street, Elm Street, the two block site has been vacant for a number of years and was owned by the city. The master plan calls for a mix of uses in a pedestrian friendly context with multiple plazas and pedestrian passages through the site. Plazas at the intersection of South Elm and Lee Streets provide a buffer from the heavily traveled Lee Street and also act as a cue to drivers that they are entering a pedestrian zone. Planned uses include a campus for a downtown university consurtium, hotel, retail, office, and residential.
