This project is a 6.5 acre waterfront infill site situated on a tidal estuary on the east coast of Florida 2 hours north of Miami, in an area originally settled by pineapple growers, within walking distances of a small waterfront main-street village and residential area with a variety of small shops and restaurants.
The site was part of a larger community Master Plan previously done by the Firm in the early 2000s, which was used as the basis of a FBC administered by the County, under which the current development plan was conceived, and will be implemented.
The polygonal site is bifurcated by an existing State Road ROW, and includes a number of additional environmental and shoreline regulatory constraints, as well as building height and density restrictions, but the proposed Plan was still able to meet its development objectives with a range of housing and mixed-use building types, all surface and/or self-parked.
